You might live on a construction site

Especially in the case of the first apartments, which were handed over to a buyer as part of a larger development project, you need to prepare for the fact that construction probably is still taking place. They may still be fine tuning the last details in the corridors, and work could still be carried out in some apartments. Therefore, expect increased noise and dust.

Some projects are carried out in several phases. Therefore, in many cases, especially in larger cities, it often happens that new apartment buildings are built outside your windows for several years. So make sure you have the right curtains if this is your case. Above all, it also means increased noise and dust. However, in some cases, you may also encounter water or electricity outages and other problems associated with nearby construction.

It’s not pleasant. You still have to wait a few years for the entire area to become your dream.

You’re likely to experience design faults

If you think that the apartment itself will be without problems, we cannot mislead you. The new building still needs a few years to get everything right. 

Therefore, due to increased humidity, you may experience mould at home. However, when drying, cracks in the plaster may appear. You have the right to complain about these faults or snagging issues for some time and the developer repairs them for you free of charge. But over time, the warranty expires and then repairs are at your expense.

And where do the promised civic amenities go?

Developers often promise paradise on earth. They’ll send you a catalogue with a bakery, café, school and kindergarten and public transport links nearby.

But many of these promises are often based on mere promises. It’s enough for the city to state the locality’s connection to public transport in its development plans. And without steps leading to this plan implementation, the developer will state everything in their marketing materials as a done deal. You’ll actually be waiting for many years for the bus or tram stop in the locality.

It’s similar with the construction of kindergartens, primary schools or individual shops. The developer usually sells commercial units similarly to flats and has no real control over whether a space is actually turned into a café or whether the space remains completely unused.

Count on commuting and parking problems

Therefore, due to the lack of civic amenities, many new build apartment owners have to reckon with commuting on their own axis. You’ll have to drive children to school, go shopping and to work. Suddenly you’ll spend a large part of the day in the car. You’ll have trouble parking every evening due to limited parking spaces. An actual garage within a given project can cost hundreds of thousands.
